Technical Surveys & Reports

Independent Glazing & Façade Assessments

Before committing to a remedial programme, you need to know exactly what you're dealing with. Our technical surveys and reports provide independent, evidence-based assessments of glazing and façade condition, leak investigations and clear remedial strategies so that asset managers, surveyors and consultants can plan with confidence. We do not carry out the remedial works ourselves on the same asset, so our reporting remains objective and can support warranty, insurance and procurement decisions.

Surveys & Inspections

Structured surveys of glazing and façade elements to establish a reliable technical baseline.

  • Curtain walling, windows, roof glazing and envelope details
  • Desktop or site-based surveys to suit programme and access
  • Clear referenced findings to brief consultants and contractors

Condition Reports

Independent condition reporting with evidence you can use for planning, funding and risk decisions.

  • Photographic records with defect classification and location tags
  • Suitable for asset managers, funders, insurers and warranty reviews
  • Prioritised findings to support remedial decision-making

Leak Investigations

Systematic leak diagnostics that trace ingress pathways and define probable root cause.

  • Controlled testing, opening-up and traceability where required
  • Evidence-led reporting with photos and test observations
  • Supports accurate remedial specification and reduced repeat visits

Remedial Strategy

Phased remedial strategies that convert findings into practical delivery plans.

  • Priority order, sequencing and cost-aware options
  • Supports capital planning and contractor coordination
  • Can align with wider façade and glazing programmes

Why Clients Commission Technical Surveys & Reports

Surveys and reports are commissioned at different stages of the asset lifecycle — before purchase, after a leak, for warranty claims or to plan a multi-year remedial programme. We adapt our scope and output to your purpose so that the deliverable is fit for use.

Detailed photographic records and location-specific findings
Clear remedial cost planning and prioritisation
Support for insurance and warranty claims
Court-admissible condition reports where required
Priority-ranked remedial strategies for capital planning

FROM INSTRUCTION TO REPORT

How Our Technical Survey Process Works

01

Survey Instruction

We agree the scope of the survey with you — whether that is a full building envelope condition report, a targeted leak investigation or a remedial strategy to support capital planning. We confirm access requirements, key contacts and any specific output format (e.g. for insurers or warranty providers) so that the deliverable matches your needs.

Where you already have drawings, previous reports or test data, we incorporate these into our baseline so that our survey adds value rather than duplicating existing information.

02

Site Inspection & Analysis

Our surveyors attend site with the agreed scope, carrying out visual inspection, controlled testing where appropriate (e.g. water testing for leak investigation) and detailed record-taking. We document condition, defects and causes with photographs and location references so that the final report is unambiguous.

For complex or high-level areas we can coordinate with our high-level works & rope access capability so that every part of the envelope can be assessed safely.

03

Report & Remedial Strategy

We produce the report in the agreed format, setting out findings, priorities and, where requested, cost ranges or remedial options. The report is issued to you for review and can be shared with consultants, contractors or third parties as needed. Where the next step is remedial delivery, we can hand over to our façade remedial or commercial glazing delivery teams so that the same technical understanding flows through to delivery.
