Façade & Glazing Condition Reports
Structured condition reporting across glazing, curtain walling and related façade systems.
View serviceIndependent glazing and façade surveys, condition reports and remedial strategy support so you can make informed decisions before committing to remedial or upgrade programmes.
A commercial façade survey or glazing inspection should be scoped around the decision the client needs to make. The relevant evidence may concern glass and insulated units, aluminium frames, curtain walling, structural glazing, seals, gaskets, drainage or the interfaces between those systems. Recording visible symptoms without defining the systems, access and reporting objective can leave important gaps between the inspection and the next repair or investment decision.
Alu‑Glaze provides commercial façade inspection and building-envelope survey services for glazing and related façade elements. Broader condition evidence and prioritised recommendations are covered through façade and glazing condition surveys and reports. A focused review of glass, frames and glazing components belongs within glazing surveys and inspections, while recurring water ingress is directed to commercial glazing leak investigation. This is a specialist glazing and façade service rather than a complete structural, valuation or RICS building survey.
Clients commission glazing and façade surveys at different stages of the asset lifecycle: before purchase, after a leak, for insurance or warranty claims, or to plan a multi-year remedial programme. The scope and output are adapted to that purpose, creating an objective technical baseline that asset managers, funders, surveyors, consultants and contractors can use for risk, maintenance, procurement and capital-planning decisions.

Before attendance, the survey objective, available drawings or maintenance records, systems and elevations in scope, access requirements, sample areas and intended report output should be agreed. The inspection may be visual, hands-on from suitable access, or supported by targeted opening-up or testing where separately defined. Photographs, locations and observed defects are then recorded against the agreed scope, together with access limitations and areas that could not be inspected.
There is no single inspection interval for every façade. System type, age, exposure, use, defect history, previous repairs, accessibility and the consequence of failure all influence when further review is proportionate. Where specialist access is required, the method can be planned through high-level glazing and access. Alu‑Glaze supports commercial properties nationwide, providing reporting that turns site evidence into practical priorities rather than an unsupported guarantee about concealed condition.

We agree the scope of the survey with you — whether that is a full building envelope condition report, a targeted leak investigation or a remedial strategy to support capital planning. We confirm access requirements, key contacts and any specific output format (e.g. for insurers or warranty providers) so that the deliverable matches your needs.
Where you already have drawings, previous reports or test data, we incorporate these into our baseline so that our survey adds value rather than duplicating existing information.
Our surveyors attend site with the agreed scope, carrying out visual inspection, controlled testing where appropriate (e.g. water testing for leak investigation) and detailed record-taking. We document condition, defects and causes with photographs and location references so that the final report is unambiguous.
For complex or high-level areas we can coordinate with our high-level works & rope access capability so that every part of the envelope can be assessed safely.
We produce the report in the agreed format, setting out findings, priorities and, where requested, cost ranges or remedial options. The report is issued to you for review and can be shared with consultants, contractors or third parties as needed. Where the next step is remedial delivery, we can hand over to our façade remedial team or the Glazing Services team so that the same technical understanding flows through to delivery.
