The Brief / Challenge

The curtain walling on this commercial building in Leamington Spa had deteriorated significantly over time. The powder-coated finish on the external pressure plates and perimeter aluminium pressings had degraded, and a number of insulated glass units (IGUs) across the system had failed — causing persistent misting between panes and reducing both the thermal performance and appearance of the façade.

Damaged cill pressings had also begun to allow water to track behind the system, creating a risk of further damage to the building envelope if left unaddressed. The client required a comprehensive dilapidation programme to restore the curtain wall to full working condition without disrupting building operations.

The Solution / What We Delivered

All pressure plates and perimeter aluminium pressings were systematically removed from the curtain walling system, prepared, and re-powder coated to restore the original finish and provide long-term weather protection. Every failed IGU across the affected sections was identified, removed, and replaced with new sealed units matched to the original specification.

Damaged cill pressings were replaced prior to the reinstatement of the pressure plates, ensuring the weathering details at the base of the system were fully restored. All work was carried out safely using scissor lifts and ground-level podium access equipment, eliminating the need for scaffolding and reducing the programme duration.

Door maintenance within the curtain wall system was completed by Door Engineers, a division of Alu-Glaze & Door Engineers Ltd.

Accreditations & Compliance

All works were carried out in accordance with current health and safety requirements. Alu-Glaze operatives are IPAF and PASMA certified for safe use of mobile elevating work platforms and podium access equipment. SSIP accreditation was held throughout the project.
